Foundation Engineering Design

Specialized foundation engineering for Texas expansive clay and variable soil conditions. We design slab-on-grade, pier and beam, deep foundations, and post-tension systems tailored to local geotechnical requirements and building loads.

Possible deliverables

Depending on the agreed scope, deliverables that may be included are listed below.

Slab-on-Grade Foundation Design
Post-Tension Slab Design (PTI Method)
Pier & Beam Foundation Design
Drilled Pier & Caisson Design
Mat & Raft Foundation Design
Deep Pile Foundation Engineering
Foundation Repair Engineering
Geotechnical Report Coordination
Expansive Soil Mitigation Design
Foundation Waterproofing Design

When foundation design may be needed

Foundation engineering design may be needed for new construction, additions, expansions, and projects where the foundation system must be engineered for the building loads and Texas soil conditions. ALFA's licensed engineers design and redesign foundation systems including slab-on-grade, post-tension, pier and beam, drilled pier, mat, and deep foundation systems. The specific system for your project is selected based on the geotechnical conditions, structural loads, and site constraints.

Foundation design is the engineering of a new or redesigned foundation system. It is distinct from a foundation inspection (a PE-stamped report of observed conditions, typically for real estate or repair evaluation), from repair construction (the contractor's installation of a repair), and from structural retrofit (strengthening an existing structure for new loads or code upgrades). ALFA provides foundation design; inspection, repair construction, and retrofit are separate scopes that may be addressed under their respective services.

Project steps

  1. 1Information review — ALFA reviews the address, building type, stories, footprint, available plans, geotechnical report, and proposed loads or changes.
  2. 2Geotechnical coordination — foundation recommendations depend on geotechnical information, structural loads, and site conditions. Where a geotechnical report is not yet available, ALFA identifies what is needed and coordinates with the geotechnical engineer.
  3. 3Design — the foundation system is engineered for the applied loads and soil conditions, and supporting calculations and drawings are prepared.
  4. 4Construction coordination — ALFA coordinates with the design and construction team; the contractor is responsible for construction means and methods.

No single foundation system is suitable for every property. Foundation selection and recommendations depend on geotechnical information, structural loads, and site conditions specific to your project. Soil treatment and preparation recommendations require appropriate geotechnical input and are made based on the geotechnical engineer's report. ALFA does not guarantee performance outcomes or construction results — the contractor is responsible for construction means, methods, and execution.

Information needed for a quote

  • Property address
  • Building type (residential, commercial, etc.)
  • Number of stories
  • Footprint or building area (if known)
  • Available architectural or structural plans (if any)
  • Geotechnical report (if available)
  • Proposed changes or new loading (for additions, expansions, or redesign)

You don't need all of these to start the conversation. Share what you have and ALFA will help identify what else is needed for your proposal.

Availability: Foundation engineering design is available statewide. On-site visits, when needed, are scheduled based on project location.
