When a site plan may be needed

A site plan may be needed for new construction, additions, remodels, tenant build-outs, change of use, and projects requiring zoning compliance, building permits, or development approvals. ALFA's licensed engineers prepare site plans covering site layout, parking and circulation, setbacks, impervious cover, ADA accessibility, and permit-ready site plan sheets coordinated with the reviewing jurisdiction's requirements.

Site plan engineering focuses on the site layout and permit-ready site plan sheets — zoning and setback analysis, parking and circulation, impervious cover, and ADA accessibility. It is distinct from surveying (boundary and topographic field work, performed by a licensed surveyor), architectural design (building design performed by an architect), and the broader site development civil package (grading, drainage, utility, and erosion-control construction plans). A current boundary and topographic survey by a licensed surveyor is typically required to prepare a site plan and is a separate service unless stated in your proposal.

Project steps

  1. 1Records & site review — ALFA reviews the address, proposed use, available survey or plat, existing site plan, and any agency comments.
  2. 2Zoning & code analysis — setbacks, parking, impervious cover, and ADA accessibility are evaluated against the applicable zoning and code requirements.
  3. 3Site plan preparation — the site layout, parking and circulation, landscape coordination, and permit-ready site plan sheets are prepared for submittal.
  4. 4Permit submittal & comments — ALFA coordinates the submittal with the reviewing jurisdiction and responds to agency comments; the authority having jurisdiction makes the final permit decision.

Zoning, setback, parking, impervious-cover, and ADA requirements are set by the reviewing jurisdiction and depend on the property and proposed use. ALFA does not publish generic thresholds and does not guarantee permit approval. A current boundary and topographic survey by a licensed surveyor is typically required and is a separate service unless stated in your proposal. Landscape design, architectural design, and agency review and permit fees are included only when explicitly stated in your proposal. Requirements for your project are confirmed with the applicable jurisdiction.
